Removing a heavy build-up of floor polish/finish or floor sealer is a problem cleaning contractors can face on a regular basis. Having twice been asked almost the same question in the space of a couple of weeks I decided it was time to put pen to paper.

Trying to breakdown layer upon layer of floor finish often laid over a number of years can prove to be extremely difficult. In the past this kind of work has been very time consuming with the stripping process having to be repeated many many times. However the recent development of a modern floor seal remover has made the job much easier. Although designed to remove floor seals it has subsequently been found to be extremely effective at removing emulsion dressings, sometimes referred to as floor polishes or floor finishes and can often complete the task in just one application.

Jangro Floor Seal Remover is used in much the same way as traditional strippers, i.e. diluted with water at about 5 to 1. Scrubbing with a rotary machine using a brush or an aggressive floor pad with a solution of Jangro Floor Seal Remover, applied using a mop, or solution tank attached to the machine, should remove the build-up. The bristles of the brush or the pad fibres agitate the softened floor finish to remove it effectively. N.B. It's important not to let diluted solution dry out during the stripping process, add water to the floor if need be.

Floor seals are applied to surfaces to offer a resilient protective layer to new or freshly stripped floors. In addition they should perform one or more of the following functions:

• Prevent the ingress of soil into the floor surface.

• Protect the floor from chemicals

• Maintain or improve the appearance.

• Increase the useful life of the floor by reducing wear.

If applied correctly and properly maintained, the application of a floor seal should lead to a reduction in maintenance costs over the life of the floor.
